04What we inspect

Follow an inspection from the footings to the final report.

Scroll through the stages of a typical pre-purchase building and timber pest inspection.

Stage 01 / 07 — The property
Illustrative cross-section: The property
  1. Stage 01

    The property

Every inspection starts with the whole home and its site — how it sits on the block, what supports it, and how water moves around it.

    • Site & retaining walls
    • Access to roof space & subfloor
    • Overall condition
  2. Stage 02

    Structure

Footings and slab, piers and columns, internal and external walls and steel lintels are assessed for major structural defects.

    • Footings & slab
    • Walls & piers
    • Steel lintels
  3. Stage 03

    Roof framing

Inside the roof space, roof and ceiling framing are checked where accessible — along with the roof cover, penetrations, gutters and downpipes outside.

    • Roof & ceiling framing
    • Roof cover & penetrations
    • Gutters & downpipes
  4. Stage 04

    Moisture

Calibrated moisture meters test for rising damp in external walls and for leaks in the walls around showers.

    • Rising damp — external walls
    • Walls adjacent to showers
    • Wet areas
  5. Stage 05

    Thermal imaging

A thermal camera shows surface temperature differences that the eye can’t — patterns that can point to moisture, missing insulation or areas that need a closer look.

    • Temperature anomalies
    • Possible moisture
    • Insulation gaps
  6. Stage 06

    Timber pests

Timber framing and the conditions around it are inspected for active termites, borers and fungal decay, subterranean termite risk factors and the state of existing barriers. Conducive conditions are looked for at every level of the building — roof, walls, ground and, where safe and accessible, underneath — not in one spot.

    • Active termite activity
    • Conducive conditions
    • Existing pest barriers

Conducive conditions — roof to ground

    1. 01Roof & guttersBlocked or overflowing gutters and damp eaves
    2. 02Roof penetrationsFlashings and vent pipes that can let water in
    3. 03Wall penetrationsWeep holes, pipes and service entries
    4. 04Lower wall & slab edgeSoil or paving bridging the slab edge
    5. 05Ground & drainageDownpipe discharge, paving and stored timber
